REQUEST FOR PROPOSALS (RFP) 2025 ANNUAL CONTRACTS
PARK MAINTENANCE CONTRACTS
There are 3 commonly owned parks, the front park, known as “The Lawn”
, the Pavilion Park and Grass field (across
Mapuana from the Pavilion).
1) LAWN MAINTENANCE OF ALL (3) SEAVIEW PARKS
● Mow all the commonly owned parks every two weeks
● Weed whack 2x a month. (This includes edging around structures, and clearing any growth under trees)
● Sweep or blow clippings and debris from the mail center and hele-pad areas
● Collect all fallen palm fronds, green waste and garbage found in the parks, and remove for proper disposal in town
We are looking for an individual(s) who will show ownership in this role, and take pride in keeping the parks beautiful
and in good condition for the resident owners to enjoy
2) COCONUT TREE MAINTENANCE OF ALL (3) SEAVIEW PARKS (REQUIRES CLIMBING)
● Clean and cut back all coconut trees in the three parks (up to twice a year)
● Gather any cocos, freshly cut fronds and tree waste, and bring to the transfer station in town for disposal.
Applicants must have experience, strong references and carry their own insurance
3) TREAT ALL PARKS FOR LITTLE FIRE ANTS
● Apply treatment to prevent and kill invasive Fire Ants in the three parks
● Conduct regular testing for treatment effectiveness, and adjust if needed
ADMINISTRATION CONTRACTS
Individuals interested in these contracts should be organized, experienced, and possess strong computer skills
4) BOOKKEEPER (Must know how to use Quickbooks)
● Accurately maintain the association’s financial ledger (record dues, title transfers, monthly pay-outs etc)
● Prepare annual invoices and 1099’s for contractors
● Reconcile bank statements and provide the Board with monthly audits, to be shared at each Board meeting
5) WEBSITE
● Post content provided by the Board, including but not limited to announcements, reports, agendas and minutes
● Manage email systems and run regular updates to ensure the website functions properly
We will be accepting proposals/bids for Annual Contracts the next 30 days, at board@kseca.org If you are

Contracts will be awarded the last week of June, for the period of July 1st, 2025 – June 30th, 2026.
